Booking Terms & House Rules

Reservation & Payment

A 50% payment is required to confirm your reservation.

The remaining balance is due 14 days before arrival.

For bookings made within 14 days of arrival, full payment is required at the time of booking.

Payment details and further arrival information will be shared after your stay request has been confirmed.

Cancellation

Cancellations made up to 14 days before arrival are fully refundable.

Cancellations made between 14 and 7 days before arrival are eligible for a 50% refund.

Cancellations made less than 7 days before arrival are non-refundable.

If your stay is cancelled, we will do our best to rebook the reserved dates. If we are able to rebook part or all of your stay, we offer a partial or full refund at our discretion.

Check-in & Check-out

Check-in is available from 16:00 onwards.
We kindly ask guests to check out by 11:00.

If the house is ready earlier, we are happy offer an early check-in.

Please respect the agreed arrival and departure times to allow proper preparation for future guests.

Guest Responsibility

Guests are responsible for treating the Tiny House, outdoor spaces and surrounding land with care and respect during their stay.

Any significant damages caused during the stay may result in additional charges.

Nature & Surroundings

Montinho is part of a living rural landscape shaped by agriculture, restoration and seasonal land work.

At certain times of the year, you may occasionally hear nearby farming activity, land maintenance, forestry work or restoration work connected to the ongoing care of the property and surrounding land.

We are currently restoring historic structures on the mountain as part of the long-term regeneration of the landscape. While the Tiny House itself remains private and peaceful, some activity may occasionally be noticeable in certain outdoor areas.

For us, this is part of the authentic rhythm and ongoing story of the land.

Safety

Montinho is located within a natural landscape with uneven terrain, streams, wildlife and outdoor structures.

Guests are responsible for their own safety while exploring the land and using the property.

Acceptance of Terms

By confirming a reservation, guests agree to these Booking Terms and House Rules.

House Rules

Montinho is a place for rest, nature and slower living. We kindly ask all guests to treat the land and space with care and respect.

  • Please respect the quiet atmosphere of the property and surrounding nature.

  • No parties or large events are allowed.

  • Please be mindful of fire safety, especially during dry seasons.

  • Respect the outdoor spaces, gardens, streams and historic stone structures.

  • Please leave the house in a clean and respectful condition.

  • Only registered guests are permitted to stay overnight unless agreed otherwise.

  • Children should be supervised while exploring the land and outdoor areas.
